There is nothing quite like the smell of a brand-new home: fresh paint, new carpet, and clean sawdust. You assume that because no one has lived there before, it must be the healthiest environment possible.

The “Wet Lumber” Syndrome

In Florida, it rains almost every afternoon in the summer. Drive by any construction site in Fort Myers or Cape Coral, and you will see stacks of wood framing sitting out in the elements, soaking up water.

Builders are on tight schedules. They often frame the house, put on the roof, and immediately install the insulation and drywall—sometimes trapping that moisture inside the studs.

If the wood has a moisture content above 18% when the drywall goes up, mold can start growing inside your wall cavity before you even move your furniture in.

The “Thermos” Effect (Energy Efficiency)

Modern building codes require homes to be extremely energy efficient. We wrap them in Tyvek, spray foam the attics, and install high-impact windows.

While this is great for your electric bill, it can be terrible for indoor air quality. Old houses built in the 1970s were “leaky”—they allowed air to exchange, which helped dry out moisture.

The Warranty Loophole

Many homeowners think, “I don’t need an inspection; I have a 1-year builder warranty.”

Read the fine print. Many builder warranties specifically exclude mold, classifying it as “secondary damage” or “homeowner maintenance issues.” If you discover mold two years down the road, the builder can claim it was due to your lifestyle (e.g., keeping the AC too low).

The only way to hold the builder accountable is to catch the moisture before your warranty expires.

The Critical Inspection Window

If you are buying new construction, relying on the builder’s walkthrough is not enough. You need independent data.

  • Pre-Drywall Inspection: The best time to check. We can test the moisture levels of the framing before they cover it up.
  • The “11th Month” Inspection: If you are already living in the home, get a professional mold assessment one month before your 1-year warranty expires. If we find hidden moisture behind a shower wall or under a window, you can force the builder to fix it on their dime, not yours.
